We are in!

Well we have done it, we are finally in our new home! This week has been one of the most exhausting weeks of my life. It has been very exciting at times, very frustrating at times and very cold and smelly at times too! Why you ask (especially the smelly part right?) Well this is how the week unfolded........

In my last post I said that we were having the timber floor done on Monday / Tuesday then the carpets laid on Wednesday so we planned to move in on the Wednesday. Monday morning comes and I let the timber floor installers in then headed off to work. An hour later they called and said that our kitchen floor was too uneven, if they went ahead and laid the floor there would be a noticible dip. So they stopped work after doing the 2 lounge areas, not wanting to lay anywhere else until the problem was fixed.

So I called Henley and told them the problem. To their credit the supervisor went straight around, talked to the flooring guys and organised to have the problem fixed but said it would be done by the end of the week. No that would not do! We needed to be in by Wednesday. So they got someone around that same day and the problem was fixed. Now the problem was that the floor guys had other jobs and couldn't do our floors for a week.....so I had to cancel the carpet layers and we were going to be on bare cement for a week. Not good but we had no choice.

Then on Tuesday Henley called to say there was a problem with our gas. Origin Energy had put the connection in the wrong place so this had to be fixed before the gas could be connected. Our appliances were all being put in on the Wednesday but now there would be no gas. Very disappointing, no floors and now no gas either.

So then Wednesday comes & the flooring guys call to say they had a cancellation and could do our floors on the Thursday.....YAHHH! A call to Fowles and our carpets were rescheduled for Friday.

On Wednesday our concreter also decided to do the pour for our driveway - this was great as our front yard has been such a bog heap & mud was constently being traipsed into the house. So the concreters start, we then have a few panics because Henley are trying to install our water heater right in the spot that the concrete path was going. Thanks to a lot of wonderful tradies working together everything turned out really well.

So Wednesday night we sleep at the house with no gas and no flooring but a lovely driveway!
Then Thursday the floor goes down - 100 metres of flooring installed in a day. Very impressive! Our gas meter turns up late in the day and the pipe is relocated so we are closer to having gas but still need Henley to come and finish off. After a few more calls they promised to make us their priority on Friday morning. Once we had this scheduled we could organise our heating to be set up on Friday as well.
So today, Friday we have all our floors, we have gas, we have heating and we have a driveway that we can walk on tomorrow (drive on by Monday).

I really want to recommend the concreter we had 'Point Cook Concreters' - Marko went above and beyond doing our driveway, he was cheaper than the other 3 quotes we had but impressed me the most with his knowledge & ideas. He really cares about the job too - coming past to check on it, helping other tradies in and out of the house & just being a really top guy.

Also would highly recommend Unique Timber Floors at Hoppers Crossings and their fantastic installers. Our floor has come up beautifully and we also really appreciated their feedback on the slab issues, their willingness to offer solutions and the pride they take in the job.

Must also say that Henley have been fantastic at this stage of the process. All the tradies have been great to deal with and really helpful. We are loving our house ... photos to follow!

Almost there...

We had our pre-handover inspection today (or as Henley call it - the 'New Home Presentation'). All went well, the handover guy was really helpful & professional. He was quick to note down anything that we found & organised for most to be fixed today.

What did we find? Well not a whole lot - a few areas of mortar that need refilling, an outside pipe still needing plugging, rubber seal on one window to be tidied up and two areas on the roof that needed some work (this one was on the list that the Handover dept had already picked up on).

So we are feeling really happy & excited. I have sent off the final invoice for payment but the bank will probably organise a valuation prior to paying, hopefully this won't hold us up too much.

The timber floor is booked for installation on the 28th July, carpet will follow on the 30th July and hopefully the driveway & blinds will also happen around this time.

Yaah! We are almost there!

Handover starts tomorrow

We had a call today from our CSR to let us know that our house officially goes to the Handover team tomorrow......YAAH!!!!!!
Hopefully we should have our first handover inspection early next week & if all goes well may even get to settlement towards the end of the week.
Very happy & excited that the end is near. We have to be out of our current house this weekend so will be staying with friends until the new house is ours. Its really nice to be able to plan around a possible move in date of a week (or two).

More jobs complete

The shower screens were put in on Thursday & look just great. The rangehood was installed on Friday as well.

On Friday the termite contractor was also filling up & sealing the containers.

The site cleanup was supposed to happen on Friday but didnt. A bit disappointing but hopefully will be done early next week.

So whats left?
- broken window to be fixed
- clean up
- paint touchups (red spots are ALL over the place)
- hot water system

Not sure what else but really not too much now, hopefully we should be told a date for handover very soon. Our CSR finished with the company on Friday so we are waiting to be given a new contact person.

I did email our CSR this week to ask why we werent given the chrome powerpoints in the kitchen - waiting for a response on this one. Just a minor thing really!

And now for the plumbing

The plumbers were at the house early this morning & were still working hard late this afternoon when we called in.

It was a beautiful, sunny Melbourne day & with all the doors wide open & music playing loudly it was really lovely to be inside our house which is feeling more and more like a home.

Today the sinks & taps were all installed in the laundry, bathrooms & kitchen. The showers, bath and toilets were also installed though the shower screens are still to be done.

To finish off all the outside downpipe connections there was a lot of digging done today - the outside was already a mess but now its just awful. I have to keep gumboots in the car to avoid trapsing clay everywhere!

Anyway all is going really well & we are looking forward to seeing the last few jobs finished off shortly.

Its full steam ahead

Today was a very productive day at the house. Firstly the carpenter was there installing all our cupboard shelves & rails. Very exciting to see the walk in robe completely finished now.

Also today our mirrors were installed in the bathrooms.

And our ugly security fence is gone!!

Tomorrow the plumber is due to arrive and will be finishing of the drain pipes, installing the bath, toilet & taps. The shower screens will also be installed.
We also have plenty of red dots around the place showing touch ups needed by the painters.

A site clean has been booked for this Friday - yaah!

That leaves very little to be finished now - I can't even think what else is waiting now, just the gas meter, one broken window to be replaced, kitchen exhaust - is that it? Ooooh I am so excited!

Getting very excited now!

I'm feeling very excited this week with our house getting closer and closer to being finished.

The electrician came today and has done all the powerpoints and lights throughout the house. Was very happy to discover the laundry door had been left open so I managed to get a couple of shots before the damn #@#$# batteries on the camera went flat! Anyway here is the front of the house with the garage door finally down.






And very happy to see the discusting portaloo is finally gone (though our toilets aren't in yet!) There better be no using our back yard for you know what!!



The tiles haven't been cleaned yet but the colour does look good with the white cupboards. Will be nice to see it once its all clean. Was surprised to see the powerpoints were white in the kitchen, I thought we were getting fancy silver ones? Will have to check up on this.



Our bath has arrived & is waiting to be installed. Hopefully the plumber will be there next & the shower screens should be arriving soon too.

And the work continues

Its been nice to see a bit of progress this week. The tiler arrived on Wednesday and by tonight (Friday) all the tiles appear to be cut and laid. According to our CSR the tiler should be finished by next Wednesday so I guess with the public holiday he should be back on site Tues / Wed to do all the grouting and finishing touches.
I have taken some photos but please forgive the quality. Since we are locked out all the photos have been taken through the windows & the windows are FILTHY!

The kitchen cupboards are in Polar White. The tiled splashback is actually a mid-brown colour, not that you can tell in this photo! Nice to see the tiler is making use of our kitchen bench to eat his food!

Our garage door was also installed this week! I haven't really seen it yet though.

On the day it was installed I got a brief look but it was nearly dark so hard to get a good look at the colour. Ever since the door has been left open so I am impatiently waiting to get a look!

We chose the Jaspar colour so fingers crossed it looks ok. I will post a photo as soon as I manage to get one.

Slowly getting there

Our house is slowly approaching completion. The painting was completed early last week, it looks really good. I wish I could load some photos but we haven't been able to get inside since the painters finished.

Our tiles were also delivered last week and the tiler should be on site this week.

Door handles, door stops, towel rails etc installed last week and the heating and cooling ducts are in. The heating and cooling control panels were also installed. Very exciting!

I'll try to post some photos this week.

Another month goes by....

Well its been a month since my last post & whats been happening?

NOTHING!

Its so ^%$## frustrating! We were told 3 weeks ago that the painters would be on site and we are still waiting. I don't know what the hold up is, maybe Henley have just taken on too many jobs in the Point Cook area?


Actually there was one job completed and that was the render on the front of the house so at least someone was at the house for 1/2 a day this month.

Our contract completion date is the 1st August - we never thought it would take that long to complete but now I'm starting to wonder! Its so difficult trying to juggle current living arrangements, we were lucky to be able to rent back our current home after settlement but we have to be out by 12th July - who knows whether our house will be ready by then.

Look what arrived yesterday.....

Its been a while since the last update, things have been happening at the house but nothing that was really worth taking photos of. The carpenter has been working hard the last week finishing off the outside of the house, putting together the door frames, hanging the doors and putting in the window surrounds. Each step makes the house look more and more like a home (& less like a construction site!)

I'm really happy with the colours. Its been so long since we chose them it was hard to remember what we were getting. The kitchen is going to be lovely and bright once the timber floor is added. I can't wait to go by tonight and see the island bench installed as well.

Plastered!

When I did a drive by past the house this morning the plasterers were there working hard. This afternoon I had to go by again just to see what they had been up to. A nice surprise - all the cornice is now on (finished in one day!)
The plasterers must be finished now. I'm really happy with what a neat job they have done.

Meeting our Building Supervisor

Yesterday we had a quick meeting with our Building Supervisor. He was great, happy to take us through the house and talk us through what happens next.
So, the plasterers will finish this week - we have a team of guys working, maybe around 6 of them (they were moving so fast it was impossible to count!). I couldn't believe the speed they were getting things done.
Next week the cupboards, vanities and doors will be installed. The carpenter also comes back next week and will finish the outside of the house (I can't remember what its called but he will install the timber that goes between the brickwork and the roof line).
The quality inspection will be done after the doors & cupboards are installed. The painters won't start until they have the inspection report in case the plastering needs to be fixed in any spots.
So painting after that and then the tiler will begin. The tiling should only take a couple of days.
It doesnt look like we will be in until June though. Apparently around the time of the tiling the Building Supervisor writes a 17 day completion plan which identifies all the last jobs to be completed, afyer the 17 days the handover dept then takes over.
So for the last few weeks we may have to move in with friends and put our stuff in storage. We are trying to rent back our current home after settlement on the 20th May but are yet to hear back from the buyers & I'm really not too hopeful. Oh well we can put up with anything for a couple of weeks!

We have walls!

The plaster is on all the internal walls - I can't believe how quickly it went up. A day and a half is all it took! There are just a couple of small areas to be finished
and the cornice to go up.
We are having a meeting on-site with our Building Supervisor tomorrow. We are hoping to get some idea of when the house might be ready for handover (we are still hoping that maybe just maybe we could be in by the end of May).

29/3/08 - Plastering continues


The insulation was finished today. The house feels noticibly warmer, even with a gaping hole at the front of the house where the rendered area is still to be done.

28/3/08 - Full steam ahead

Its amazing what can be done when the tradies get going. All week I had been waiting, waiting for something to happen and all I saw was a big pile of insulation delivered and nothing else. So last night we called past and in one day the sparkie had come and wired up the entire house. The insulation has been installed in half the house and the plastering has started. Yaah!
Hopefully plastering will be finished over the next 2 weeks.
So that will leave:
- rendering outside main bedroom
- painting
- installation of baths / showers
- tiling
- installation of cupboards
- carpeting
& probably a heap of other things that I cant think of right now. I guess achieving our move in date of 20th May is out of the question now, maybe early June?

Outside work nearly complete...now for the inside....

I havent updated for a few weeks because the progress has been fairly slow. The brick work was completely finished last weekend and the roof tilers came back and completed the roof on Monday / Tuesday last week. Otherwise not much has happened. The area outside the master bedroom is still to be rendered but at least this won't hold up progress inside the house.

The plasterboard was delivered on Thursday. What a huge pile it is!

The electrician is still to come and do the wiring so I guess the plastering won't start until he is finished. Here's hoping the wiring is done on Tuesday and plastering starts Wednesday.

Bricking - day 10

The brickies are still continuing on the house, mainly just doing the finishing touches around the windows. The garage wall between our place and the neighbours is still to be done. I think they need the neighbours permission to take down part of the fence before this can be done and the neighbours never seem to be home. Not sure what happens if they can't get access.

Some nice person came and had a huge clean up inside the house. I'm hoping this means the plastering will start anytime now. Our shower bases were also installed last weekend.

Bricking - day 2

The brickies have been working hard again today. They should be finished the first level all around the house by the end of tomorrow. Can't wait for the front of the house to get started.

Our airconditioning and heating has been put up in the roof as well. What a big beast it is! I can't work out which is which but it does look very impressive!

The shower bases are still sitting in boxes waiting to be installed.

Bricking - day 1

Drove past the block this morning & saw the cement mixer had been delivered yesterday (Sunday). I was very excited hoping that this meant the brickies might be starting today. Hubby walked past at lunch time and yes they have started! We have a team of 4 older guys working on the site and they had managed to get half of one side bricked up by the time I drove past tonight.

I had been a bit worried about the colour of the bricks we had chosen when I saw them in the delivered pallets. Now that they have been laid I really like them again (phew!)

We have a bath (well nearly!)


Not a whole lot happening the last few days though its obvious that little bits and pieces have been done. The doors are all on now so the house feels quite enclosed (well aside from the garage area which is still completely open).

The wardrobes and other timber work inside the house has started. Our builders have even made themselves a nice little lunch spot by using our bricks and some bits of wood hammered together into seats!

The frame for the bath has also been done and the shower bases have been delivered.

Lovely in green

We drove past after work tonight and saw a flash of green as we were getting near the house. Very happy to see the house is now looking lovely all wrapped in the green insulation. Also looks like some more work had been done on the roof line above the master bedroom. Hopefully this means the frame is completed and the tilers will be back to finish off the roof.Fingers crossed for the brick work to be finished ASAP (maybe mid-March?)

Waiting, waiting.....

The last 2 weeks have been so frustrating. Not much happening at all. I guess this is the ups and downs of building - one week you are on top of the world thinking the house is coming along so quickly and then the next week nothing happens and its quite depressing visiting the house and seeing no changes.

The holdup is apparently that the frame needs a bit more work. It must be just around the master bedroom as the guttering in that area hasn't been completed and the tiles in that area also haven't been completed. So we nearly have all the guttering done and nearly have a roof thats finished but just not quite. The wrap was scheduled to be done yesterday (Monday) but wasn't when I drove past last night. Hopefully today.....

The plumbing and electricals have been completed though and the bricks were delivered yesterday so hopefully that means bricking will start this week or next.

I can't say I'm that impressed with the bricks but they are the same as the display home so hopefully will look better once they are on the house.

We have a roof!

The roof is nearly finished already! Its looking really good and maybe, just maybe the tilers will work tomorrow (Saturday) and finish it.
I'm feeling really happy with the colour we went with, its a nice middle range colour (not too dark & not too light!) and it blends well with the roofs either side of us. Our windows are the same colour as the roof but with the black protective tape on them at the moment.

Tiling ready to start

13/2/08

The roof tiles were delivered yesterday, stacks & stacks of them in piles around the house. My only worry is that a small area of guttering still needs to be finished, hopefully this will either be done today or maybe the roof tiling will start at the back of the house so it won't slow the tilers down.
It looked as though more timber had been put in various areas of the roof line, particularly in the alfresco area.

The guys doing the guttering had just started this morning around 9am and when I walked past tonight they look to be close to finishing. Just the front of the house to go. Hopefully the roof tiles should be starting next, we should have a phone call tomorrow from our lovely CSR for an update.

We called around today to check on progress and the builders were there working hard. They had just finished putting the roof trusses up and all the windows and door frames are now in. I guess we will be getting the invoice in the mail any day now - don't really mind though as long as the house keeps moving along I will be happy.

Things are really happening now! (frame -day 3)


We can't believe how fast the frame has gone up - the walls were nearly completely finished by the second day & today when we went past the roof trusses are being put up.


Hopefully this means the brick work should be starting next week.
